HOA Annual Assessment: $1,850* (includes front yard maintenance).
- The HOA provides for annual community greenspace maintenance, irrigation, streetlights, landscaping, deed restriction enforcement, and architectural review. The HOA also contracts to perform uniform front yard (and side yard on corner lots) maintenance for all homes in the community.
- Community Enhancement Fee: 0.50% of the Unit’s Gross Selling Price at the time of sale.
- The community enhancement fee is used to continue to improve the quality of life in the community and the value proposition of the community for all of its members.
*HOA assessments are collected in advance of the upcoming year.

The City of Fulshear provides water, water pressure, and sewer to our Municipal Utility District (“MUD”) No. 216. purpose is to provide water, sewer, drainage, recreational, and/or road facilities and services within the District.
Residents should contact Municipal Operations for any water pressure questions/concerns.

The installation of the power, gas, phone, and cable communication lines (dry utilities) into a subdivision is performed by the service provider itself and not by the Developer and/or Builder. While the Developer and/or Builder does communicate with these providers to inform them of the status of the subdivision, the service providers are solely responsible for the timing of and installation of actual service to a subdivision. In the event that a service provider has not yet installed facilities to the subdivision, please reach out directly to the service provider for information about their anticipated timing and activation of such services.
