Residents Front Yard Maintenance Request
To streamline the process and ensure your requests are handled promptly, please submit all Front Yard Maintenance Requests through TownSq. You can access TownSq on the web at https://app.townsq.io/login or via the TownSq mobile app. Once logged in, navigate to Requests and select Front Yard Maintenance Request Form.
When submitting your request, be sure to complete all required fields and attach a picture of the concern. This will help us address your issue more efficiently. Your request will be reviewed and scheduled for maintenance and/or repair by our Association Management team, who will respond directly to you with updates.

Total Tax Rate (per $100 value) is $3.133773 est. 2023*.
Fulshear Lakes is included in the following taxing authorities’ boundaries:

- Lamar CISD: $1.1492

HOA Annual Assessment: $1,850* (includes front yard maintenance).
- The HOA provides for annual community greenspace maintenance, irrigation, streetlights, landscaping, deed restriction enforcement, and architectural review. The HOA also contracts to perform uniform front yard (and side yard on corner lots) maintenance for all homes in the community.
- Community Enhancement Fee: 0.50% of the Unit’s Gross Selling Price at the time of sale.
- The community enhancement fee is used to continue to improve the quality of life in the community and the value proposition of the community for all of its members.
*HOA assessments are collected in advance of the upcoming year.
How Can I Pay My Association Fees?
For your convenience, we offer several payment options to manage your Fulshear Lakes Homeowners Association fees:
Option 1: Mail-In Your Payment
You can mail your payment directly to the following address. Please ensure you include your Goodwin & Company issued account number in the memo of your check for accurate processing.

Option 2: Pay via TownSq
You can manage your payments and access your account balance through the TownSq website or mobile application.
From the Web:
- Login to TownSq at https://app.townsq.io/login (or through https://fulshearlakes.com/residents/).
- From the top of your home page feed, select the account you’d like to make a payment on.
- Click “Make a Payment” to select from a menu of options, including paying your open balance, setting up a recurring payment, or making a one-time custom payment.
From the TownSq App:
- From the top of your mobile feed, choose the account you’d like to make a payment on.
- Click “Make a Payment” to choose from a menu of options, including paying your open balance, setting up a recurring payment, or making a one-time custom payment.

TownSq offers both ACH and debit/credit card payment options. There is a $1.50 convenience fee for e-check payments and a $1.50 fee plus 3.5% of the total payment amount for credit card payments.
Option 3: Pay via the Alliance Association Bank Portal
If you prefer, you can also make a one-time payment through the Alliance Association Bank portal.

Architectural Guidelines
Assists an Owner with the applications, regulations and requirements associated with the proposed installation of and/or modification of an Improvement on a Lot which typically already has a completed home on it (i.e.: pools, decks, play equipment, outbuildings, screens, solar panels, landscaping, etc.)

The City of Fulshear provides water, water pressure, and sewer to our Municipal Utility District (“MUD”) No. 216. purpose is to provide water, sewer, drainage, recreational, and/or road facilities and services within the District.
Residents should contact Municipal Operations for any water pressure questions/concerns.

The installation of the power, gas, phone, and cable communication lines (dry utilities) into a subdivision is performed by the service provider itself and not by the Developer and/or Builder. While the Developer and/or Builder does communicate with these providers to inform them of the status of the subdivision, the service providers are solely responsible for the timing of and installation of actual service to a subdivision. In the event that a service provider has not yet installed facilities to the subdivision, please reach out directly to the service provider for information about their anticipated timing and activation of such services.
