(Houston, TX — April 27, 2023) Sales have begun in Creekside Village, the first of three neighborhood villages to be developed in the 556-acre, nature-centered Fulshear Lakes community along FM 1093 just east of Pool Hill Road in fast-growing Fulshear.
Builders in Creekside Village will offer home designs for 45-, 50- and 60-foot homesites, many of which have views of lakes, creeks and parks as well as direct access to trails. Development is also underway for the Lakeside Park and Hillside village neighborhoods, which will add 70- and 80-foot lots, as well as additional 60-foot patio homesites to the community. The first lots in those neighborhoods are expected to be delivered later this year.
“With all three village neighborhoods, Fulshear Lakes will appeal to a broad spectrum of buyers with six different home products, eight to nine builders and prices ranging from the $300,000s to just under $1 million,” said Sam Yager III, Vice President of Fulshear Lakes, Ltd.
Builders in Creekside Village are Anglia Homes, Chesmar Homes, Devon Street Homes, HistoryMaker Homes and Westin Homes. Anglia is offering six floor plans in the community that are designed for 45-foot homesites and starting from the $290,000s and ranging to the $360,000s. A model home is now open.
HistoryMaker Homes has also opened a model in Fulshear Lakes and has started sales for homes on 50-foot homesites. Initial pricing is from the $340,000s to the $600,000s. Chesmar Homes recently opened a community model home to showcase designs for 60-foot homesites starting from $415,000s and expected to range to over $520,000.
Devon Street Homes will offer homes for 45- and 50-foot properties with home prices starting on the smaller 45-foot lots from the $290,000s and expected to range to over $400,000 on 50-foot lots. The builder is slated to begin model home construction soon. Westin Homes will soon announce pricing for its floor plans for 60-foot homesites.
“All builders are embracing the colorful Transitional Prairie style exterior with unique home elevations that create a cohesive community thematic streetscape”, Yager said.

That’s why front yard maintenance is performed by the Homeowners Association and included for each home in the owner’s HOA dues.”
Natural features of Creekside Village include Bessie’s Creek, green spaces and Sheffield Park which features an island in Riley Lake. Sheffield Park will offer a playground, party barn, trails and fishing dock out into Riley Lake. Future phases of the community will include Elver Fly Lake, Bluet Lake and Forktail Lake. A network of trails will link homes to future amenities. The master plan for Fulshear Lakes also includes mixed-use acreage along FM 1093.
Already open in Fulshear Lakes is Fletcher Morgan Elementary School, a Lamar Consolidated Independent School campus that opened in 2022. Fulshear Lakes residents will benefit from easy access to the school to drop off or pick up children, to attend school events, or to quickly deliver a forgotten lunch box. Other schools serving Fulshear Lakes are Dean Leaman Junior High and Fulshear High School.
