(Fulshear, TX — April 1, 2025) Sales have begun and five new model homes have opened in Lakeside Park Village, the second village of the four planned villages in Fulshear Lakes, a walkable community at the corner of Fulshear School Road and FM 1093 just east of Pool Hill Road.
Six builders offer homes in Lakeside Park Village: Drees Custom Homes, Perry Homes, Sitterle Homes, Westin Homes, Chesmar Homes and Empire Communities. Base pricing in Lakeside Park Village is from the upper $400,000s to the +/- $800,000s.

There are about 260 homesites in Lakeside Park Village. Chesmar Homes and Westin Homes are offering floor plans for 60-foot lots. Sitterle Homes is selling 60-foot patio homes and single-family homes designed for 70-foot homesites. Drees Custom Homes is also selling designs for 70-foot lots. Perry Homes and Empire Communities have homes designed for 80-foot homesites.

Chesmar Homes and Westin Homes will continue to market out of their model homes in Creekside Village.
Lakeside Park Village also brings new amenities to the community, including Bluet Lake and Forktail Lake situated at the heart of the new village. Lake Park, located along the northwestern edge of Forktail Lake, has a beautiful monument, sitting areas, a playground and a dock extending into the lake. Trails have been constructed to interconnect the village to the rest of Fulshear Lakes.
Creekside Village, the first village to be developed, has a variety of amenities already constructed, including neighborhood monuments; interconnecting trails with their own trail portals to welcome visitors; and Sheffield Park with an open pavilion, playground, shade structures, a dock and a small island with a bridge overlooking Riley Lake. Bessie’s Creek meanders through the community from east to west. Elver Fly Lake is another lake that may eventually be connected to the Fulshear Creek trail systems.
Creekside Village is also home to Travis Park, which has been earmarked to become a multi-faceted activity area. The proposed central park complex is planned to offer an indoor/outdoor event building called Prairie Hall, a swimming pool, splash pad, a gathering green, food truck area and a dedicated parking lot. The facility’s first phase also features neighborhood connectivity via trails to Lakeside Park Village and a pedestrian bridge across the adjacent creek connecting to the Bluet Lake Park neighborhood that features 70-foot homesites. A future Phase 2 is planned to add a playground, pickleball courts and a sports lawn.
With nearly 558 acres, Fulshear Lakes is estimated to have more than 1,400 homes at completion among its four planned villages. Fulshear Lakes Way is under construction from FM 1093 to Fulshear School Road and will provide another entry from FM 1093 that will ultimately connect Fulshear School Road all the way to Rogers Road.
Fulshear Lakes has reserved approximately 48 acres for mixed-use development, including schools, retail and other offerings in Market Square Village.
“With great emphasis placed on education for Fulshear Lakes’ young residents, Market Square Village was proud to become the home of Fletcher Morgan Elementary School, which serves approximately 828 students,” Yager said.
The remainder of the 48 acres, located between Fulshear School Road and Fulshear Lakes Way, is planned to be Fulshear Lakes’ mixed-use and retail center, Market Square. According to XAG Group, they are in the planning stages of a future one-story retail center in Market Square that will include a mix of restaurants, banks, school facilities and service-oriented businesses. This retail space will be anchored around a pedestrian-friendly outdoor setting expected to be connected to the Fulshear Lakes trail system, providing pedestrian access from the retail center to future mixed-use centers, homes, the elementary school and other amenities.
Front yard maintenance for all residents is included in the annual HOA dues.
